Man I want a nice equipment shed...
We have an out building on our property that used to be a cheese factory, we keep waffleing about whether we should strip it and turn it into an equipment shed or not. A) it’s not very big, or a very good shape for that job. B) it has a walk-in cooler, fancy double septic system, enough plumbing for a small water park, and is zoned/certified for commercial food production. We would lose all the B part to get a small, oddly shaped shed out of it... Then again we aren’t using any of it, and haven’t found anyone interested in renting it either, so it just sits...

There’s always a way. However, repurposing an existing out building is so fraught with compromise that it’s often not worth the expense.
I’d suggest an open ended farm barn like your hay bunker(?) or a portal steel building (common here) but your climate is a wrinkle I know very little about managing in terms of a practical year round building for your area.

Make wine!
I just made some yesterday now I have to wait 2-3 months to see how it turned out. (1.5L of cherry wine and 1.0L of brown sugar wine)

A nother issue we have, is lack of level(ish) ground on which to erect another structure. We would either have to spend signif icant effort (and $$$) to level an area, or put the shed very far away from existing electrical infrastructure (also $$$). Our climate is certainly an important consideration, in the winter we exper ie nce tempera tures of -10 C or so for extended periods (weeks, sometimes) and sustained winds over 30MPH. A steel building would probably be the best way to go, it would at least be relatively wind-tight and could be heated if nee ded (though not without signif icant fuel or electrical expense)... but it pains me to see the cheese factory every day and know that it’s costing us tax dollars without being useful.

As long as you can maintain the structural integrity of the old factory...then there's always the prospect of a repurposing.
